How We Do It
We leverage decades of healthcare experience, expertise, and relationships to identify properties with healthcare operator tenants whose services/specialties are in high demand. These are among the selection criteria that we use:
Lease rate at or below market rate
Total project cost less than replacement cost
Stabilized rent less than 15% of tenant’s revenue
Long-term NNN leases, preferably sale-leaseback
Acquisition cap rate greater than 8%

Our goal on behalf of our investors, is to produce above average returns with below average risk, while creating a positive impact on the world around us. Medical real estate naturally allows us to achieve this goal, due to the essential services that healthcare operators provide, many of whom begin paying rent the first month after closing on the property or pre-pay a full year of rent to cover the renovation phase, if any. In either case, our investors begin receiving cash distributions.

These partners include attorneys, mortgage brokers, property managers, accountants, bankers, insurance agents, developers and more. Internally, we continue to add key personnel in vital roles.
